What Infrared Imaging Reveals

  • Identifying Moisture Intrusion: Infrared imaging can locate hidden moisture leaks behind walls, ceilings, and floors, potentially indicating plumbing issues, roof leaks, or foundation problems. Early detection helps prevent costly water damage and mold growth.
  • Evaluating Insulation Performance: Areas lacking proper insulation appear significantly different in temperature compared to well-insulated sections. This detection enables targeted improvements for enhanced thermal efficiency.
  • Detecting Air Leaks: Unwanted airflow into or out of the building can lead to increased energy costs. Infrared imaging can identify hidden air leaks around windows, doors, and other building envelope penetrations. Sealing these leaks improves comfort by reducing drafts and hot/cold spots, while also contributing to energy savings.

Limitations of Infrared Imaging

  • Environmental Conditions Matter: Ambient temperature, humidity, and wind can affect the accuracy of thermal readings. Inspections should be conducted under controlled conditions whenever possible.
  • Complementary Tool: Infrared imaging complements, and does not replace, traditional visual inspections. It cannot see through walls or diagnose specific problems decisively.

How Infrared Imaging Works

Infrared thermography operates on the principle of detecting and measuring thermal energy emitted from an object. All materials emit a certain amount of heat due to their natural properties, which is invisible to the naked eye. This sophisticated technology translates these heat signatures into a visible spectrum of colors, allowing for the precise identification of temperature variations across surfaces.

The difference in temperature (temperature delta) between the inside of a building and the outside environment is crucial for accurate thermal imaging. A substantial temperature variance enhances the visibility of issues such as insulation gaps or air leaks, making it easier to identify areas of energy loss. Ideal conditions occur when there is at least a 10°C (18°F) difference between indoor and outdoor temperatures, providing a clear contrast that highlights anomalies. Sunlight, wind, and humidity can all impact the accuracy of thermal readings.
