After your home inspection is complete, you will receive a detailed report documenting the inspector’s findings. This report is a crucial piece of information to understand and digest fully as you navigate the home buying process. However, inspection reports can be complex documents filled with unfamiliar terms (this is where our glossary tool is useful).

Evaluating the Home’s Condition

The overall purpose of a home inspection report is to educate you about the property’s current condition. It provides an impartial, in-depth evaluation by assessing every visible and accessible component of the home. Well-written reports give you confidence in moving forward with clear expectations.

Report Structure

While report formats can vary between inspectors and companies, most are structured similarly to VERIDORN’s:

Introduction: This cover page explains involved parties and the basic information of the property.

List of Actionable Findings: VERIDORN reports offer a clear overview which summarizes the number actionable observations by category.

Major Issues: This section lists each of the top concerns: significant deficiencies and/or safety concerns. You should still prioritize these findings according to your needs.

General Information: The last overview page on our reports before the list of observations, “General Information” provides details about the house, the weather, the inspection, and any limitations or other remarks.

Observations by Area: This is the core content, broken out into categories carefully examining all areas of the property from the roof to foundation. Our reports list components analyzed, specify which systems/items are defective, and provide recommended actions.

Photos/Videos: Extensive visual evidence clarifies and supplements the written content.

What to Look For

When reviewing your report, understand that no home is perfect. All reports will document at least a few deficiencies and areas that need regular maintenance or may need repairs.

Focus first on:

Safety Hazards: Anything posing immediate risks like exposed wiring, carbon monoxide dangers, loose railings, etc.

Major Defects: Large-scale issues like roof leaks, foundation concerns, outdated electrical systems, water/moisture problems, etc.

Big-Ticket Repairs/Replacements: Items with significant remaining life like HVAC systems, water heaters, windows, etc. Factor in those upcoming costs.

Rather than get overwhelmed, prioritize the major items and estimated costs. For minor defects, you can request repairs from the seller or budget for fixes after moving in.
